The office building development located on Cordelia Street in South Brisbane is an 18 storey commercial tower, with four basements comprising 198 carparks.

 

The design solution was to produce a unique building which reflects its setting in proximity to the CBD, Southbank, South Brisbane, West End and the Cultural Precinct at Kurilpa. The building was designed to deliver the clients requirements to be an architecturally modern building which responds to the site constraints, climate and requirements of a contemporary workplace.

 

We effectively created a development that encourages connections in and around the site and provides significant amenities for users of the building as well as the general
public, while creating a sustainable building that is a vibrant addition to the emerging urbanisation of the South Brisbane Precinct.

 

We successfully delivered a Five Star “Green Star” building that delivers long term benefits to the client, their tenants and the community.

Maroochydore State High School (In Progress)

This expansion provides an additional four new flexible senior learning areas and associated staff resource facilities over two storeys, increasing the school’s built capacity from 1,442 students to 1,745.

The client brief called for a flexible design solution that allows for future expansion for a further four learning areas with the lowest initial capital cost. Our design solution creates a distinctive, contemporary addition to the fifty year old school campus to reflect and enhance reflecting the innovative changes in learning. Extensive covered landscape areas with multiple seating configuration suits clusters of students. The design actively reinforces the collaborative social interaction central to effective senior learning environments.

The development also includes construction of three basketball courts as well as covered linked access to the circulation spine of the school.

McVeigh worked closed with our subconsultants to deliver the design and documentation ahead of schedule and were recognised by out Client for the smooth delivery of the project.

 

85 O’Connell Street Apartments

McVeigh Consultants was commissioned by Oracle Estates to review an existing DA for 19 units, with a view to improve the quality of the floor plans and external appearance of the building.

 

Our design philosophy was based around the premise of simple lines, and efficient use of every square metre of GFA. With the rising cost of housing and the increasing difficulty for first home owners to enter the market, maximum efficiency and usability of all floor space was an important factor both to our clients and prospective purchasers.

 

This residential apartment project includes 19 units, incorporating open plan living spaces, and economically designed kitchen andbathroom spaces. The living spaces flow out into balconies, which increases the perception of living space.

 

The building site is located on a major thoroughfare through Kangaroo Point, and the project site is surrounded by 10-15 storey buildings. The designs inspiration evolves from this high density setting, i.e. the smaller white cube representing our boutique design enmeshed within the grey of the surrounding urban mass. This is represented with the  white / charcoal palette of colours.

 

A small project budget of $4 million, this design makes a small but lasting contribution to the Kangaroo Point streetscape.

Mowbray East Brisbane

Mowbray East Brisbane is an eight storey multiresidential development featuring 56 one and two bedroom apartments, a two level basement for car parking, and a rooftop  recreational area for residents with views to the Brisbane river and city skyline. A commercial tenancy also occupies a portion of the ground level of the development.

Using our integrated design model, McVeigh were able to cater to the clients needs by providing an aesthetically pleasing building that maximises its use of a spatially constrained site. A precast patterned concrete wall, designed in the early phase of the project, was a result of merging the architectural and structural design processes to address one of the highly prominent eight-level high facades in this development. The building is primarily orientated to the north and east which provides good visual presence and overview.

The units of this development predominantly face the southern and western boundaries of the site. The compilation of the facades has been carefully chosen to achieve a balanced and simplistic design. Balconies and windows were either stepped in or screened to become a delightful visual element and counterpoint the more robust, harsh concrete elements of the building.

A Council road resumption decreased the width of the site by six meters, compressing the overall site and presenting a challenge to achieve the desired ratio of car park numbers to residential units. However, McVeigh were able to adjust the design and explore different structural systems that worked with the architectural layout and address the clients’ requirement for maximising the unit and car parking numbers.

We also added value to the project through our integrated design by minimizing the amount of transfer beams required within the building, while retaining the integrity of the
development.

The Springfield Rise Catholic Secondary School Master Planning explores the opportunity to create a vertical concept secondary school for 1,000 students.

The client clearly expressed their desire to maximise the use of a difficult topography to create a contemporary education facility that activates the street edge of a prominent corner within the community.

Using extensive 3D site modelling technology McVeigh were able to derive an efficient design solution that maintained accessible walkways across all levels of the campus.
McVeigh designed a solution that provides separation between traffic and parking zones and student areas as well as providing community access and public space through the central pedestrian axis.

The Schweppes Asahi Distribution Centre located in Heathwood involves a 17,639m2 warehouse and 1,134m2 of operations and office space with the potential for a future 4,418m2 growth area. Reaching up to 33m in height, this development is an excellent example of high bay warehousing, showcasing state-of-the art Automated Storage Retrieval Machines (ASRMs).

The warehouse was designed to be an ambient facility that provides storage, picking and cross docking operations for Schweppes. McVeigh were also conscious of the clients requirements of having the option for future growth and expansion with the facility and designed a solution to accommodate this.

Blenners Transport Development

The Blenners Transport Development encompasses 7,430m2 warehouse, amenities, receiving office, freezer/ chiller warehouse, ante room and forklift charge. The development also included a two level office, workshop, chilling equipment, truck wash and 115m2 of drivers amenities and relaxation area.

The contractor made clear the requirement to deliver a highly specified, high quality facility that would resolve the needs of the tenant through an efficient facility. Through the use of 3D modelling software and our integrated delivery model, McVeigh were able to take the client through the design elements in detail and provide them with certainty for their project.

McVeigh’s extensive experience in these kinds of projects continues deliver innovative ideas and results. By thoroughly investigating and understanding the end users operational requirements of the facility, McVeigh worked closely with the refrigeration consultant and contractor to resolve issues surrounding the slab and ground work requirements. The use of passive, underslab ventilation systems for the chiller/ freezer areas stopped the earth from freezing and expanding, which can cause cracks and defects in the finished product.

 

Through the use of McVeigh’s efficient steel design and documentation, the Client was able to speed up the steel work procurement to meet tight project deadlines. McVeigh utilised light-weight steel trusses to maximise spans over the chiller rooms which allowed for a flexible racking arrangement enabling an increased pallet storage floor area for the client.

Toll Warehouse Distribution & Office Facilities (In Progress)

This development provides for a new freight terminal and Warehouse facility for Toll Group on the Gold Coast and consolidates three business units into the one facility. The business units are distinct in their freight profiles and needed to be understood and considered as part of the overall development and design footprint.

The new facility provides interstate and intra–state freight distribution services that include the handling of both palletised and parcel freight. The facility also includes a 2 level Office that is connected to the warehouse.

The facility is currently under construction after extensive earthworks were completed on the entire lot. McVeigh’s bulk earthworks model enables the specific requirements of B-Double Truck access to, and movements around the site for our client.

 

 

Barwon Street, Industrial Units

McVeigh Consultants provided an integrated, one-stop-shop design service for our client which resulted in high quality, aesthetically pleasing industrial spaces with a cost-effective warehouse structural design solution. This development includes 23 industrial storage units, ranging from 45m2 to 194m2 on a 4,000m2 industrial estate.

The site presented challenges in the ground work with rocky ground conditions, leading to a potential cost and risk to the client. Through coordination and a structured contract and conditions with the contractor, McVeigh were able to mitigate the risk for the client and ensure that the most appropriate solutions were chosen by the contractor when excavating the site.

Fire rating issues in the rear facing industrial units along the adjacent boundary of the site were resolved through careful coordination and research into alternative solutions with the fire engineer. Management and consistent communication with the subconsultants throughout the project delivered an industrial estate that was completed on budget for the client.

Thynne Road Warehouse

The Thynne Road Warehouse project involved the development of a 10,650m2 warehouse for a steel fabricating company. The design incorporated a 3 bay loading dock with a 12m cantilevered awning and an 825m2 mezzanine office.

For the duration of the project, our design team worked in close proximity with the client to ensure that the buildings steelwork was detailed and fabricated efficiently.

Creative thinking ensured that challenges such as the construction of a 4.5m high insitu concrete retaining wall set 250mm off the property boundary, were met and easily overcome.

Getting involved in the fire engineering component of the design meant that McVeigh Consultants were able to effectively save its client money through coordinating the most efficient fire sprinkler design with the building and its structural geometry.
