Brisbane 1 is an architecturally designed triple tower mixed-use development located just 1km from Brisbane CBD. The three-tower complex consists of one 12, 28 and 30-storey residential towers. The impressive complex includes 608 apartments and 11 retail stores, five levels of common amenities and three levels of basement carparking. All three towers have rooftop recreation spaces, with Towers One and Three boasting open air terraces.

We worked closely with the client to realise their key outcome of developing an iconic glass building in Brisbane’s CBD that provided large luxury apartments. Through close collaboration with the client and the architect on the project, we achieved an efficient structural design that integrated seemlessly with the architects design. We accomplished the clients vision and established certainty of the apartment layout prior to their marketing submissions.

By completing extensive wind tunnel testing, we were able to reduce the quantity of the core walls which translated into a substantial cost saving of $285,000 for the client. 3D modelling of the post tensioned systems allowed for a better understanding of potential clashes in the design of the concrete transfer slabs which created a more buildable design.

Wellington Point – Health Care Precinct

Situated in the growing Redlands area, the Wellington Point Health Precinct provides essential health care services to the bayside community.

Over a 1,900m2 site, the complex has two levels of basement car parking, a gym, large foyer, physiotherapy/podiatry studio and a doctors surgery. Level 2 has dental, orthopaedic and office tenancies. A rehabilitation gym features a 2-storey central void with large glazing lines to create an open feeling for the whole building.

Owing to the magnitude and variety of services that the development offers, flexible floor plans were a staple component to the successful delivery of this health care precinct. Through simplified detailing and by understanding the builders desired construction sequence, the development was constructed allowing the tennant occupancy of their the space in a guaranteed timeframe.

Schweppes Asahi DC, Heathwood

The Schweppes Asahi Distribution Centre located in Heathwood involves a 17,639m2 warehouse and 1,134m2 of operations and office space with the potential for a future 4,418m2 growth area. Reaching up to 33m in height, this development is an excellent example of high bay warehousing, showcasing state-of-the art Automated Storage Retrieval Machines (ASRMs).

The warehouse was designed to be an ambient facility that provides storage, picking and cross docking operations for Schweppes. McVeigh were also conscious of the clients requirements of having the option for future growth and expansion with the facility and designed a solution to accommodate this.

Blenners Transport Development

The Blenners Transport Development encompasses 7,430m2 warehouse, amenities, receiving office, freezer/ chiller warehouse, ante room and forklift charge. The development also included a two level office, workshop, chilling equipment, truck wash and 115m2 of drivers amenities and relaxation area.

The contractor made clear the requirement to deliver a highly specified, high quality facility that would resolve the needs of the tenant through an efficient facility. Through the use of 3D modelling software and our integrated delivery model, McVeigh were able to take the client through the design elements in detail and provide them with certainty for their project.

McVeigh’s extensive experience in these kinds of projects continues deliver innovative ideas and results. By thoroughly investigating and understanding the end users operational requirements of the facility, McVeigh worked closely with the refrigeration consultant and contractor to resolve issues surrounding the slab and ground work requirements. The use of passive, underslab ventilation systems for the chiller/ freezer areas stopped the earth from freezing and expanding, which can cause cracks and defects in the finished product.

 

Through the use of McVeigh’s efficient steel design and documentation, the Client was able to speed up the steel work procurement to meet tight project deadlines. McVeigh utilised light-weight steel trusses to maximise spans over the chiller rooms which allowed for a flexible racking arrangement enabling an increased pallet storage floor area for the client.

Total Tools – North Lakes

Total Tools North Lakes is a large bulky goods retail centre comprising of four tenancies on a 6,761m2 block. The Total Tools tenancy spans 1,400m2 with adjoining tenancies at 1,553m2.

As owners of the estate, Mica Properties required a high quality and flexible development that would attract tenants for long term leases. Through the use of a clear floor span over three tenancies, flexible wall arrangements were designed to deliver a structure that is able to be adjusted for specific tenant requirements.

Large window openings to utilise maximum natural light presented a challenge in the design of the structural steel and tilt panels. This was overcome by working closely with the architect to achieve the desired outcome, while keeping the clients budget on track at all times.

Through the thorough documentation of the footings adjacent to an existing boulder retaining wall, we were able to identify and solve risks in the early design development phase which saved our client construction costs and enabled the contractor to remain on program.

By working closely with the mechanical consultant we were able to optimise our roof steel design to accommodate the air conditioning system and provide a structure that delivers the client key success factor of a flexible development.

McVeigh have significant experience in dealing with international steel fabricators. By drawing on upon this experience and working in tandem with the steel fabricator, we were able to deliver a significant cost saving and high quality assured product for Mica Properties.

Export Street, Lytton

This development included a 16,200m2 warehouse, light duty carparking, heavy duty hardstand and two 500m2 offices. The warehouse was developed with the ability to be split into two separate tenancies, each with their own operations office.

 

Through the maintenance of an effective project plan and accurate communication between all subconsultants and contractors, the project was completed on time, regardless of the wet weather delays at the commencement of the project construction.

 

The chosen site was prone to settlement and provided challenges in creating a design that would work with the site and the clients’ budget. Through the use of specific settlement analysis software, McVeigh were able to confirm that the settlements created by long term loads were within acceptable tolerances for a logistics warehouse. This also enabled us to provide a design of shallow foundations and a slab on ground solution, rather than a typical suspended slab, that delivered a cost effective and faster construction timeline for the builder.

 

 

 

Toll Warehouse Distribution & Office Facilities (In Progress)

This development provides for a new freight terminal and Warehouse facility for Toll Group on the Gold Coast and consolidates three business units into the one facility. The business units are distinct in their freight profiles and needed to be understood and considered as part of the overall development and design footprint.

The new facility provides interstate and intra–state freight distribution services that include the handling of both palletised and parcel freight. The facility also includes a 2 level Office that is connected to the warehouse.

The facility is currently under construction after extensive earthworks were completed on the entire lot. McVeigh’s bulk earthworks model enables the specific requirements of B-Double Truck access to, and movements around the site for our client.

 

 

Fishermans Island – Hardstand

This 96,000kg container rated hardstand spans 1ha on a continuous 320mm deep combi-concrete slab. It was critical to the success of the project to have a completely stable and flat site for the stacking of 30tonne storage containers on the hardstand.

The storage of such large and heavy containers traditionally have negative impacts on jointed slabs. Therefore McVeigh designed a combination fibre and steel slab and were able to remove the need for joints. This resulted in a faster installation, decreased the need for future maintenance and reduced the risk of the containers affecting the hardstand with no jointing protection required.

The site is graded in a single direction for stormwater with an existing bio retention system. This was at the forefront of our minds when site excavation was undertaken as we worked with the contractor to minimise the cut to fill ratio of earthworks on the site.

 

 

Barwon Street, Industrial Units

McVeigh Consultants provided an integrated, one-stop-shop design service for our client which resulted in high quality, aesthetically pleasing industrial spaces with a cost-effective warehouse structural design solution. This development includes 23 industrial storage units, ranging from 45m2 to 194m2 on a 4,000m2 industrial estate.

The site presented challenges in the ground work with rocky ground conditions, leading to a potential cost and risk to the client. Through coordination and a structured contract and conditions with the contractor, McVeigh were able to mitigate the risk for the client and ensure that the most appropriate solutions were chosen by the contractor when excavating the site.

Fire rating issues in the rear facing industrial units along the adjacent boundary of the site were resolved through careful coordination and research into alternative solutions with the fire engineer. Management and consistent communication with the subconsultants throughout the project delivered an industrial estate that was completed on budget for the client.

Thynne Road Warehouse

The Thynne Road Warehouse project involved the development of a 10,650m2 warehouse for a steel fabricating company. The design incorporated a 3 bay loading dock with a 12m cantilevered awning and an 825m2 mezzanine office.

For the duration of the project, our design team worked in close proximity with the client to ensure that the buildings steelwork was detailed and fabricated efficiently.

Creative thinking ensured that challenges such as the construction of a 4.5m high insitu concrete retaining wall set 250mm off the property boundary, were met and easily overcome.

Getting involved in the fire engineering component of the design meant that McVeigh Consultants were able to effectively save its client money through coordinating the most efficient fire sprinkler design with the building and its structural geometry.
