The office building development located on Cordelia Street in South Brisbane is an 18 storey commercial tower, with four basements comprising 198 carparks.


The design solution was to produce a unique building which reflects its setting in proximity to the CBD, Southbank, South Brisbane, West End and the Cultural Precinct at Kurilpa. The building was designed to deliver the clients requirements to be an architecturally modern building which responds to the site constraints, climate and requirements of a contemporary workplace.


We effectively created a development that encourages connections in and around the site and provides significant amenities for users of the building as well as the general
public, while creating a sustainable building that is a vibrant addition to the emerging urbanisation of the South Brisbane Precinct.


We successfully delivered a Five Star “Green Star” building that delivers long term benefits to the client, their tenants and the community.

Brisbane Container Terminals

The Brisbane Container Terminals new operations facility is a two storey building encompassing staff amenities, dining and kitchen spaces, offices and a training room on the ground floor. The first floor is office and meeting spaces for the corporate and management staff.


The challenge for the architectural team was to design an aesthetically pleasing building that was also able to reference an industrial feel to suit the buildings purpose and surroundings.


We succeeded in both our, and more importantly, the client’s vision for the buildings’ design, through the use of steel sheeting and a shed-like roof to incorporate an industrial design into a functioning, architecturally pleasing workspace.


The sun shading for the northwest and southwest was designed not only to serve as thermal comfort, but to also create an inventive break between extended expanses of one material. The wrapping wall/awnings and observation deck extend beyond the facade for definition from the concrete and glazing.


The colour palette has been kept clean and neutral to highlight the architectural design of the building and remain true to the industrial design brief. Blue glazing has been used for its energy efficiency which emphasizes the buildings Environmentally Sustainable Design qualities.


ARFF Fire Station Coffs Harbour

The Aviation Rescue and Fire Fighting Service (ARFFS) provide air traffic management, navigation support, aviation rescue and, fire-fighting services to the aviation industry. Coffs Harbour Gateway Airport has experienced steady growth in passenger numbers resulting in a much needed expansion.


Due to the site complexity McVeigh and St Hilliers worked together to conduct early master-planning exercises to ensure that the preliminary designs were aligned with ARFFS requirements and project expectations.


McVeigh used real time visual analysis 3D modelling software to demonstrate the accuracy of the preliminary studies resulting in clarity and transparency to ARFFS throughout the design process.

ARFF Fire Station Ballina

The Aviation Rescue and Fire Fighting Service (ARFFS)operate 22 airports around Australia. Ballina Byron Gateway Airport has experienced a sufficient increase in passenger transit over the last 10 years leading to the required expansion of the airport.


St Hilliers and McVeigh worked together to service ARFFS with an operational facility that complied with the standard regulations and is in accordance with their Functional Design Brief (FDB).


ARFFS also expressed their desire to maintain good relationships with the local community throughout the project and beyond.
Concerns were raised by ARFFS during the design of the project regarding possible conflict with the Functional Design Brief. Through the use of detailed visual analysis workshops, McVeigh successfully worked alongside St Hilliers to provide certainty of the key statutory obligations, and was able to provide clarity and assurance to ARFFS for the designs of the runway and outbuildings in relation to the current Fire Control Centre.

AFP Office Building

The Australian Federal Police facility located in Cairns is a 3,200m2, two-storey commercial office building. The AFP building was designed to provide a safe environment to support AFP operations nationally and internationally on a 24/7 basis. The AFP brief was to design a building structure that achieves the level of robustness required by the Australian Federal Police Physical Security Requirements.


To achieve the strength, serviceability, fire resistance and durability requirements, McVeigh designed a structure using reinforced concrete floor slabs and column design, rendered corefilled blockwork external walls with sunscreens and ‘Alucabond’ cladding to exposed columns and beams. This product is aluminium sheeting used on the external surfaces to achieve a clean facade finish.


The site civil works included bulk earthworks, pavement layout and pavement design, stormwater catchment and drainage design and linemarking for the internal car park area, circulation roads and driveway crossover. McVeigh liaised with local authorities and neighbouring properties to successfully resolve minor site issues, such as a
pre-existing issue with the overland flow of stormwater which resulted in the implementation of stormwater collection and diversion to the lawful point of discharge.

Woolworths Meadowbrook

McVeigh successfully delivered key structural engineering outcomes with an efficient design delivered on time to fast-track steelwork and precast panel erection on site. This was achieved by utilising McVeigh’s award winning integrated project delivery (IPD) method for the structural steelwork and precast panels for Woolworths Meadowbrook, an innovative shop drawing delivery method recently awarded by the Australia Institute of Steel Detailers at the QLD Steel Excellence Awards, August 2014.


The McVeigh team worked closely with SteelCAD drafting to exchange data rich 3D building information models (BIM) to eliminate re-work, simply utilising the 3D model created by McVeigh to complete the shop drawing process. Not only did this process allow shop drawings to be created up to four weeks earlier than the traditional process, it eliminated cumbersome RFI’s and site issues as the structural engineer was more engaged throughout the entire construction process from design, fabrication, erection and sign-off.

Owens Transport

The Owens Transport development is a 1,500m2 warehouse with a 10,000m2 industrial container ready hardstand for a national container freight handling tenant.


FDC Construction and property owners expressed their desire for a quality designed and built product that would provide a valuable asset to the property owner and tenants, long into the future. Project time frames and budget were also key factors in ensuring a successful project.


McVeigh worked closely with high level stakeholders, both the property owners and end users, throughout the project life cycle to ensure the final product met and exceeded their expectations.


Careful coordination with FDC Construction ensured that quality was maintained throughout the build, which was being closely scrutinised by the property owners.


Challenging geotechnical conditions and unpredictable inclement weather could have derailed the project timeline, however each issue was overcome through the careful management of key issues and clear communication with the client.

Mowbray East Brisbane

Mowbray East Brisbane is an eight storey multiresidential development featuring 56 one and two bedroom apartments, a two level basement for car parking, and a rooftop  recreational area for residents with views to the Brisbane river and city skyline. A commercial tenancy also occupies a portion of the ground level of the development.

Using our integrated design model, McVeigh were able to cater to the clients needs by providing an aesthetically pleasing building that maximises its use of a spatially constrained site. A precast patterned concrete wall, designed in the early phase of the project, was a result of merging the architectural and structural design processes to address one of the highly prominent eight-level high facades in this development. The building is primarily orientated to the north and east which provides good visual presence and overview.

The units of this development predominantly face the southern and western boundaries of the site. The compilation of the facades has been carefully chosen to achieve a balanced and simplistic design. Balconies and windows were either stepped in or screened to become a delightful visual element and counterpoint the more robust, harsh concrete elements of the building.

A Council road resumption decreased the width of the site by six meters, compressing the overall site and presenting a challenge to achieve the desired ratio of car park numbers to residential units. However, McVeigh were able to adjust the design and explore different structural systems that worked with the architectural layout and address the clients’ requirement for maximising the unit and car parking numbers.
